    I like the tier system you used. However, I think you are conflating different investment strategies that are not related. There are active investor and passive investor. A passive investor will not renovate. They usually already have a ful- time job and loos to utilise their tax dollars to recycle into the investment.. Renovating is a business in its own right, as well aa land subdivision. Buy and hold and investing in funds is more of pure investing by an individual and is passive. Also the tiers seem to disregard what the investor's overall goal is. Which activity makes the most money for instance. If that were the case, the passive investor makes the most money at the end, especially as you use leverage as passive investors do and continuously build a leveraged portfolio carefully choosing location as the growth driver. I think your perspective is one of the different strategies to get your first couple of investment as a young person willing to grind it out to get the snowball rolling downhill so to speak. I can relate and remember those days. Looking back over makes me think of the properties I should have not sold. It's alway crazy to think at te time that its worth selling. But they just keep doubling every 7-10 years. To think the Brisbane median price will be $2 million in 10 years sounds a stretch today. But that's exactly what will happen. I remember selling the 35 houses I had for $300k in 1995 to make the $50k to $70k I made on those...it seemed pretty clever at the time.

    Lol you younger buyers advocates are are so predictable in your history span going back only 30 years to justify house prices not collapsing. 😂 I suggest you look into debt cycles particularly the difference between short and long term cycles. Ray Dalio might help your understanding of economics

    I lost over $70k when everything started to tank. Not because I was in an exchange that went belly up. I was just stupid to hold and because that's what everyone said. I'm still responsible. It just taught me to be a better investor now that I understand more of what could go wrong. It took me over two years of being in the market, I'm really grateful I found one source to recover my money, at least $10k profits weekly. Thanks Natalie Strayer

    You don’t need to have an owner builder if your building within the existing roof area. This includes renovations. Raising the house needs to be done by a licensed contractor

    Its a shame to need to invest in order to even consider buying, this country cannot support its own people and somehow even with free health care and cheap education they found a way to destroy the cost of living here, im even considering just moving back to the US. I may need to pay for health insurance, but it sure beats paying $500 a week for 30 years for a house that bearly meets the basic standards.

    The BEST EVER property-buying scheme was called (by the Hippies!) the 'Commune'. A group of basically homeless people got together and bought a suitable share-property for a tiny price each. (usually a 'Bush Block' with virtually NO 'extras' except onsite water supply) that provided enough room for, say, a dozen 'Owner-Builder' houses that suited themselves, with much assistance from everybody else on the property; each on its own acre or two ; all without the endless grossly-overpriced 'documentation' that was the norm. I knew of several such 'communes' of about 20 families that scraped together the smallest possible deposit and paid it off with the dole-money. I still have friends who live on them 55 years later. Nobody knows OR CARES about 'investment gains', because that's NOT (and never has been) the purpose of buying a HOME; a place to BE! It could still work, with adjustments. All it'll take is some digital-savvy kid to put it all together ~probably online.

      @@BenThomas089 In the short run that’s true. I am not convinced in the long run that will hold. We have an ageing population, our birth rate is below replacement levels and immigration policies can change overnight. Higher density living is being approved and boomers are downsizing. Lots of variables at play over time.

    Very insightful stuff Luke! What is the impact of an offset on an interest only loan? I assume the bank won't change the monthly IO repayments, so is it purely a tax benefit?

      @samjohnson4820 if the offset on an interest only investment loan is fully offset, you won't need to make any repayments each month. But generally you'd want to offset all your non-deductible debt first

      Agree. I keep hearing about how hard people are doing it but just don’t see that on the ground. Brisbane traffic is nuts, you can’t get near a shopping centre on the weekend, the restaurants are full, people are continuing to pay absolutely mind boggling prices for real estate - I can’t work out how it continues but it does seem to be for now.

    Really good advice. Prioritise and save/invest. Im 56. First mortgage in 1992. Things do change. I believe the cost of living crisis will have an end.

    i was crunching the numbers to see if its worth while to invest into a rental. With today's interest rate and rental return. it seems a bad idea to be investing when everything is high. Rent seems high, but it's not when compared as a percentage of the purchase price. Since most average aussies have missed the boat in regards to capital growth, isn't it smarter to just save up and wait for another downturn? Or is there overwhelming evidence that there will be 10% growth yearly for the next 5 years?

    Reduce demand and increase supply. It's the only way. I have heard them talk about increasing supply but our populations booming far beyond that. Greens talk about doing something but they are wedged over migration.

    Good work, your the first dude with this attitude I've noticed on this platform. I got two joints, one mortgage about fourteen years ago. Rates were insignificant then. Then and still the plan was to live in one and gain a little financial help through rent from the other. Had I not bit the bullet a long time ago I would not have been doing so well. Interest rates rise and fall over time. It's from watching that movie, if you build it they will come has been my attitude ever since. Might win, might lose? Just have a crack! Chew like crazy if necessary!! 💪💯
